Property Insurability Reports - PIR User Guide
Welcome to NETCLO’s Property Insurability Reports
This guide will serve as your way of navigating the data contained in each report.
These reports are for Single Family Homes and Townhomes where the homeowner is responsible for the insurance. The reports do not cover Condos or properties with an HOA, Homeowners Association where the insurance is covered in the HOA dues.

Getting Started
Go to www.netclo.com Click sign up for PIR on the button in the upper right side of the page.
Fill out the form, pick your plan and click create your account.

Creating a Report
Click Log In to PIR on the upper right of the page. This will bring you to the PIR Home Page. The page will open to “My Properties”.
To run a report, Click “Add Property”. You can use the search bar to find property reports you've run.
Enter the street address, click “Confirm”, then “Proceed”. Your report will generate in 30-60 seconds.
Once the report screen opens, the “Running Risk Assessment” process will take another 30-60 seconds to populate all data fields.

Navigating the Report
The report is organized into three columns for easy navigation. The left side is a menu, the center contains the detailed report, and the right side holds summary and action tools.
Left Side Menu
- Properties: See a list of reports you have run or click add property to run a new report.
- AI Profile: Allows you to select your professional role. Will be used for additional AI training.
- Account Settings: See your account settings. Add your contact info and photo.
- Billing: See your plan information and billing information.
- Support: Contact us for any customer support issues.
The Middle Section: The Report Details
At the top of the middle section, you'll see an overhead or street view of the property, along with its type, reference number, and land use.
The “Upload Documents” button allows you to add photos, permits, and inspections to improve the report's accuracy. Uploaded files will be accessible throughout the report.
Replacement Cost Estimator
Expand this section to find details like bedroom/bathroom count, square footage, year built, and construction quality. The rebuild cost is estimated by multiplying the cost per square foot by the total square footage.
Exterior & Interior Evaluation
The Exterior Evaluation covers the condition of the Roof, Siding, Windows, and Defensible Space.
The Interior Evaluation is your chance to upload photos to make the report more accurate, as technology cannot assess the exact interior condition.
Property Files
Located at the bottom of the center section, this area stores and provides access to all documents you have uploaded.

Right Hand Side of Report
The top right of the page contains key actions and summaries.
PIR Brief: Click to download a one-page PDF summary of the report, complete with a QR code that connects the reader to you via email.
Run Risk Assessment: This button refreshes the report with the latest data, which is useful after uploading new documents. It runs automatically when the report is first generated.

Risk Breakdowns
Overall Risk: A color-coded assessment of Roof Systems, Defensible Space, and key home systems (Electrical, Water, HVAC, Lot/Foundation).
Property Conditions: Color-coded status of permits for the roof, HVAC, electrical, and plumbing systems.
Natural Hazards: Color-coded status for Wildfire, Wind, Flood, and Landslide risks.

Risk Analysis Summary & Estimates
This section provides a Location Risk Score (1-100), Property Age Factor (1-100), Natural Hazard Exposure level, and Building Materials overview.
You will also find the Dwelling Coverage (Coverage A)estimate and an Estimated Annual Premium range.

NETCLO’s Property Insurability Reports (PIR) are the first and only reports specifically created to evaluate a property’s insurability. While countless property reports provide general information, none focus on the critical question of whether the property can actually be insured, at what cost, and under what risk conditions.
